Finding the Perfect Starter Home (Fixer Upper)

Not only do starter homes provide first-time home buyers, willing to put time and energy into doing at least some of the renovations, with an opportunity to find an affordable place to live but they can be a great investment. House values in many of Toronto's most popular neighbourhoods continue to rise.  Before buying however, first time home buyers should ask themselves some important questions.

• Is the house structurally sound or will it need major repairs?
• Can we do all or at least some of the work ourselves?
• Can we live in the "fixer upper" while we're doing the work?
• Do we have the resources to hire a contractor to complete the major work?
• How long can we live here before we will outgrow this house?

Another important factor to consider is the neighbourhood.  First-time home buyers who buy a "fixer upper" in one of Toronto's more popular neighbourhoods - Cabbagetown, High Park, Leslieville, Leaside, Riverdale, The Beaches, etc. may see a considerable increase in the value of their starter home with just a few minor repairs - new paint, refinished floors, minor landscaping, etc.
