Buying your first property is really very exciting. It's a big step, and it's imperative that you have sound advice along the way. Without the right Agent working for you, what should be a pleasurable 'thrilling' experience, can turn into a very complicated and frustrating one.

I take great pride in the fact that I have helped dozens of first time Buyer's in Toronto navigate through this process. The fun part is looking at property...but there are several important steps that must be completed before we head out. The first is pre-approval...it's very important that you meet with your Banker and or Mortgage Broker to obtain a pre-approval for a Mortgage. This sets the parameters of what you are comfortable spending. Remember, don't be "House Poor". Having your own space is great, but not so great when you can't afford to redecorate...or do any necessary alterations. Despite the current economic conditions, financial institutions will often lend you more than you really need. Determine the price that works for YOU!

Now that the pre-approval is complete, we can start to discuss what sort of property you are hoping to find. Start with a wish list...could be 2 bedrooms, garden, deck, parking, ideal location, write down what is important to you. I will go through your list with you and discuss all of the options available to you. Then comes the fun part....
